One question we often receive is, “How long will it take to build a custom home?” This question requires a detailed answer, so I’ve prepared a quick summary of the typical timeline and process for one of our custom homes in Wilson County TN. Remember that every home is different, so this timeline is not set in stone but provides a good example.
Home Building Process
Building a home is an exciting and rewarding journey, but it’s essential to understand the timeline and various stages involved. From the first bucket hitting the ground on your lot to the moment you step into your brand-new home, the process typically takes around 8 to 12 months. However, it’s important to note that there is a proposal and planning period of about 3 to 5 months before construction begins.
The Proposal (1-2 months)
The home-building process is a meticulously planned and executed journey that begins with the crucial phase of preparing a proposal for the client. During this phase, we work closely with our clients to select a floor plan that aligns with their vision and lifestyle. This involves careful consideration of layout, design elements, and overall functionality. Additionally, we prepare a detailed estimate that outlines the projected costs and timelines for the project. This phase typically takes 1 to 2 months to ensure that every aspect of the proposal is thoughtfully crafted and tailored to the client’s needs and preferences.
The Planning Phase (2-3 months)
Once an agreement is in place and we and the client sign the proposal before the first shovel hits the ground, a crucial planning phase sets the foundation for the entire project. During this period, you will work closely with us to bring your vision to life. This phase involves reviewing the selected floor plan, determining the architectural style, finalizing the floor plan, and deciding the materials and finishes used. Additionally, this is the time to secure any necessary permits and approvals from local authorities.
Home Construction (8-12 months)
The construction process involves site work and foundation, construction of the shell, interior work and finishes, and final touches before move-in. The time needed to construct a home can vary due to factors often out of our control. Availability of subcontractors, unpredictable weather conditions, and lead times for materials, to name a few, can all impact the construction timeline. Delays in any of these areas can result in a more extended overall construction period than initially anticipated, so we give a buffer of 4 months.
